What real waterproofing looks like.
A membrane behind the wall tile
In a tiled shower, we install a waterproofing membrane on the walls behind the tile before a single piece goes up. This is a bonded sheet or a liquid-applied membrane over the backer board that creates a continuous barrier. Water that works through the grout hits that membrane and runs back down to the drain instead of soaking into the wall. This is the single most important thing we do in a wet area, and it is invisible the moment the tile covers it.
Shower-pan waterproofing
The shower floor needs its own waterproofed pan under the tile, sloped so every drop runs to the drain. A proper pan ties into the wall membrane so the whole shower is one connected waterproof shell, floor and walls together, with no gap at the corners where leaks usually start. Done right, even if water gets past the surface tile, it has nowhere to go but the drain.
Sealing around the vanity and floor
Waterproofing is not only about the shower. We pay attention to the bathroom floor and the area around the vanity and toilet, where splashes and the occasional overflow happen. Getting the floor and transitions sealed keeps small everyday water from reaching the subfloor over the years.
The part everyone forgets: ventilation.
You can waterproof a shower perfectly and still grow mold in the room if the humid air has nowhere to go. In our climate, the exhaust fan is part of the waterproofing system, and two things have to be right:
- The fan has to be sized for the room. A fan that is too small for the square footage cannot clear the moisture a daily shower puts out. We size it to the room so the humid air actually leaves.
- The fan has to vent outside, not into the attic. This is one of the most common and most damaging mistakes we find in older Bellingham homes. A fan that dumps into the attic just moves all that warm, wet air into your roof structure, where it condenses, soaks the framing, and grows mold. Every fan we install is ducted all the way to the outside.
Check for a soft subfloor.
If a bathroom in your home has been quietly leaking, the first place it shows up is the subfloor. When we start a remodel, one of the first things we look for is a floor that feels soft or spongy, especially near the toilet, the tub, and the shower. A spongy spot usually means water has been getting in for a long time and the subfloor or framing below has started to rot. Catching it during a remodel is the good case, because we can cut it out and rebuild it solid before the new tile goes down. The bad case is finding out years later when the floor gives.
